Open Question: Redoing my Room: Cost and Other Questions?

I'm really tight on money, but I have to redo my room.[The carpets are unbelievably disgusting. I wo't get into that.] So, my original plan was to just get new carpet but I was super weary about that because I'll only be living in this house for a year, but I want to feel like I can be comfortable in my own room. [It's rather disgusting.] So, my boyfriend and I are trying to come up with idas on how to go about this. So, now I have came to a decision to where I want to pull my carpet up, sand my plywood down, and stain it.[Filling in all the staple holes and all that, of course. My boyfriend will probably do majority of it so it'll look great.] I have a small room, only about 11'x9'4" I'm also desperately needing new trim around my room[spiders are coming in through the walls] I also need paint thinner, paint primer, and paint in general. So, the basic list: Stain - Sand paper - Paint thinner - Primer - Paint - Trims - Carpet bar - misc. So, how much do these individually cost? I looked online at Lowes and home depot, but they don't really tell me what I need. If it doesn't look good, I hope I only wasted about $40. It's better than going to get laminate flooring that will cost around $90[it's on clearence at Lowes, I hope I can get all this done and decide before it ends, just in case.] So, what is my estimate? I'm wanting to give my mom a definite number before I send her to he bank to withdraw my money from my savings. We already have paint scrapers and paint rollers. Oh, and on anther note, I don't know what kind of paint I have on my walls. Is it safe to assume that it is oil based? And, here's a slightly stupid question, what s primer really used for? Is it needed if I strip the walls?

Open Question: In decorating, is it still "in style" to prop a painting/portait rather than hang it?

Example: A large framed landscape print on the fireplace mantle. What are the general do's & don'ts? Any help is greatly appreciated.

Open Question: What type of laminate flooring is better for resale value?

We have a townhome and want to put laminate downstairs. We've already decided to do laminate and not wood. We live in Florida and wood bleaches out super quick, so we're not going through that again. We have a smaller townhome, with living room, tiny hall, and TV room to cover. Kitchen, bath, and laundry has tile and we're leaving that. Laminate would run from front door to sliding glass door. It's roughly 700 square feet downstairs, so very little room to cover. We want to stay light as our furniture is all dark brown wood, like espresso color. We are down to Swedish Maple and American Cherry. But we didn't know what buyers would prefer down the road when we went to sell? What are your thoughts? I live in the Tampa area, not Miami. We live in a high end neighborhood, but it's very Florida style. Buyers for townhomes here shy away from tile or stone. Travertine would be my preference, but it wouldn't attract buyers down the road. And bedrooms have been re-carpeted, as no one wants wood in kids rooms. That leaves wood, carpet and laminate downstairs. We've done wood, but near all windows it's faded, nearly white from a nice dark color, after only a year. So laminate it is, since I hate carpet in traffic areas. But I don't know what kind. I thought bamboo, but realtors recommend against it for townhomes, as no one gets value out of it.

Open Question: Should I include my Yamaha keyboard with the home I'm selling?

So, I'm selling my home. It's been a bloodbath, but what can you do? I'm including most of the big stuff with the home so it will be partially furnished: beds, gym equipment, lcd tv. I have a nice $1,000 Yamaha keyboard piano which I think would definitely make a mark on prospective buyers. Should I include that too, or should I sell it? The market is so bad right now, that I think any little thing like that could be the thing that can keep my home in a buyer's head. I would sell it separately if I didn't include it with the home.
