Need advice...?Hello All - I have a home built in the 1950's, which (unfortunately) has the original 1959, single-paned, now rotting, Pella awning-style windows. Bottom line - they need to be replaced! They are rotting, drafty, half won't open due to warping, etc... and most annoyingly, when it's very cold they actually ice over INSIDE, then melt and run down my walls... wheeeeeeeee! :) So.... I've had quotes from window companies ranging from $7,800 - $11,000 for a full set of replacement (awning-style - which I prefer!) windows. Obviously these quotes include installation. And unfortunately, are WAY above my budget. My FIRST challenge - the windows are an oddball size: they are 44"w x 29" tall (non-standard size). Home Depot / Lowes, local hardware stores - NO ONE stocks this size window. And heck, to special order them from Lowes (I'd have to buy a Pella window, due to the oddball size, and it would cost as much, if not more than going with one of the quotes from the original professional companies here in town.) My SECOND challenge is that this house and the market / neighborhood it's in cannot support a $10,000 investment in new windows. (Meaning, even in 10 years, I couldn't recover the cost of the windows if I sold the home.) Therefore, my mission impossible is to locate someone (online dealer?) that sells odd-ball sized windows without having to go to a pricey Pella window. I just want a reliable, opens-every-time, slightly more energy efficient, double paned window. I won't be in this home more than 10 years, I don't want to put in a set of $10k professionally installed windows and take a loss on them... any suggestions? Anyone bought sturdy, vinyl, awning-style windows from online retailer? PS - I'm fairly confident my dad can install them for me... he's very handy (think Holmes-on-Homes!) Thanks! Currently it's being used as the frame for a bed (about half way up the wall) but looks quite awkward to get up and down (it has some ladder steps). Now it can't be removed because inside is the diagonal ceiling from the stairs. Personally I would much prefer a lower bed (like normal) which will fit if sideways in the room. However, I am then left with this hefty box taking up almost a square metre of the room with no purpose. If I put in a wardrobe it will look even smaller and if I leave it, it will have no use and I'll be wasting space. So if you have a similar type room with the stairs cutting into it or you just have any ideas please please please tell me how i could use this space to add a bit of storage to this tiny room. Oh and with the bed under the window, I would only have about a metre until the box starts (so really tiny room).
